PORTFOLIO ANALYST

COMPANY OVERVIEW: 

Stoneweg US, one of the nation’s fastest growing multifamily real estate investment and development companies, is currently seeking a Portfolio Analyst.  Stoneweg US serves as the exclusive investment manager of Varia US Properties AG, a Swiss, publicly traded real estate fund (SIX Swiss Exchange ticker: VARN); and also partners with US and international equity investors to acquire and develop multifamily assets in markets with strong population growth and positive trending economic conditions.  The Stoneweg US team challenges the conventions of real estate investment through a research-driven, results-oriented approach that has led to the successful deployment of over $500 million of equity and the acquisition of over 15,000 multifamily units since 2016.  The Company plans to remain focused on this aggressive growth strategy for 2022 and beyond. 

POSITION:

Based in the Tampa Bay/St. Petersburg area, the Portfolio Analyst will support financial analysis activities across the portfolio.

 The Portfolio Analyst will work closely with the Company’s Asset Management and Construction Management Teams while supporting other facets of the business including Acquisitions, Development and Finance.  The ideal candidate will be an energetic, enthusiastic and collaborative team-player with a hands-on approach.  This will be an exciting role with opportunities to take on additional responsibilities as the Company continues to grow.

RESPONSIBILITIES / DUTIES:

  • Asset Management Financial Analysis – perform financial analysis and generate reports to support the Asset Management department. Additionally, support the efforts of the Construction Management group in their efforts surrounding asset management.

  • Maintain and develop various financial reports on a weekly, monthly, quarterly, and annual basis.

  • Coordinate and assist in the annual budgeting process. Develop and maintain models to assist in the forecasting/reforecasting of annual budgets at both the property and portfolio level.

  • Prepare monthly, quarterly and annual reports on the financial health of the portfolio.

  • Assist in the development of visualization of KPIs.

  • Leverage various business intelligence platforms, created both in-house and through third-party vendors and consultants to perform extensive analyses.

  • Support ESG initiatives at an enterprise and portfolio level.

  • Utilize the various Business Intelligence, Revenue Management and other asset management software platforms to prepare presentations, report to the Asset Management Team, Company Executives and the Board of Directors.

  • Be the primary Point of Contact for third party software providers (RealPage, Yardi, Banner, etc.) that the Asset Management Team utilizes.

  • Dispositions– support the Asset Management and Legal Teams’ disposition duties. Assist the  disposition efforts by performing financial analysis, collecting of due diligence materials and coordinating with the Transaction Manager on all dispositions.  

  • Maintain and develop various financial proforma models and standard templates, ensuring quality, accuracy, and focused analytic review, particularly with evaluating the overall returns to the various investors and waterfall calculations.

  • Analyze disposition opportunities based on market analysis and conditions, property performance, debt maturity and partnership requirements.

  • Prepare investment materials and analysis to support disposition team efforts with third party brokers and consultants of presentations to potential sellers, lenders and partners.

  • Research and complete ad hoc projects that support the overall growth of Stoneweg US.    

 

REQUIREMENTS:

  • Bachelor's degree required, preferably in Finance, Real Estate or other related major.

  • Strong quantitative skills and established analytical ability.

  • Proficiency in financial modeling and reporting.  This position requires extensive and advanced MS Excel skills for financial analysis, reporting and underwriting.  The ability to analyze and interpret financial data is critical.

  • Strong accuracy and attention to detail while working in a fast-paced environment that presents tight deadlines regularly.

  • Excellent organizational skills required.

  • Exceptional communication skills—both written and verbal required.

  • Ability to successfully manage projects from inception to completion both independently and via collaboration with various teams.

  • Strong customer service skills; experience with high-level investors and professionals is a strong plus.

  • Ability to perform multiple assignments without immediate supervision.

  • Desire to thrive and be successful in a fast-paced, deadline-driven, high-growth, entrepreneurial environment.

  • Demonstrate competency for problem-solving and proactively seek out solutions to potential office and administrative challenges

  • Professional, yet personable attitude that will assimilate to the Stoneweg US culture with ease.
