The Bennett Baytown (formerly Oxford at Country Club), a vintage property from 2010 in Baytown, Texas, underwent a strategic transformation led by Stoneweg US. Attracting both professionals and families with its prime location, the property saw targeted improvements. Stoneweg US successfully executed a comprehensive interior value-add program, enhancing the property's appeal and value. The acquisition was notably secured at a price significantly below replacement cost through an off-market transaction. The success of these efforts was evident upon the disposition of the property.

    Baytown, Texas proved to be a favorable ESG location as it had invested in renewable energy sources, such as wind and solar power, which made the energy use of this all-electric multifamily community less carbon intensive. The community was strategically located with convenient access to both Interstate 10 and Beltway 8. Bennett Baytown was in close proximity to major employers and offered a variety of shopping, entertainment, dining, and recreation venues.

  • Strong Market Fundamentals

    The Baytown area is influenced by the Houston shipping canal as well as petroleum production.  Houston Methodist Baytown Hospital (adjacent) – $100MM expansion, ExxonMobil (1.2 mi) – $1.9B expansion and Covestro (4.5 mi) – $1.7B expansion.

This investment was grounded in favorable market fundamentals and exemplified our capacity to swiftly and strategically adapt to the evolving post-pandemic market conditions.
