DIRECTOR OF CAPITAL MARKETS

COMPANY OVERVIEW: 

Stoneweg US, one of the nation’s fastest growing multifamily real estate investment and development companies, is currently seeking a Director of Capital Markets.  Stoneweg US serves as exclusive investment manager of Varia US Properties AG, a Swiss, publicly traded real estate fund (SIX Swiss Exchange ticker: VARN) and also partners with US and international equity investors to acquire and develop multifamily assets in markets with strong population growth and positive trending economic conditions.  The Stoneweg US team challenges the conventions of real estate investment through a research driven, results-oriented approach that has led to the successful deployment of over $380 million of equity and the acquisition of over 12,000 multifamily units since 2016.  The Company plans to remain focused on this aggressive growth strategy for 2020 and beyond. 

POSITION:

Based in the Tampa Bay/St. Petersburg area, the Director of Capital Markets will support equity raising activities across the portfolio on the Limited Partner and General Partner side.  The Director of Capital Markets will report to the Chief Investment Officer and work collectively with the Company’s Acquisition, Executive and Debt and Structured Finance Team.   The ideal candidate will be an energetic, enthusiastic and collaborative team-player with a hands-on approach.  This will be an exciting self-starter role with opportunities to take on additional responsibilities as the Company continues to grow.

 

This person will work closely with the Executive Team on a consistent basis while supporting all facets of the business including: Asset Management, Acquisitions, Finance, Legal, Development, and Human Resources.  The ideal candidate will be an energetic, enthusiastic and a collaborative team-player with a hands-on approach.  This individual will also be motivated, creative and thrive in a fast-paced environment.

 

RESPONSIBILITIES / DUTIES:

  • Equity Partner Origination – Originate and Identify Equity Partners for individual deals and portfolio acquisitions including “as-built” Acquisitions and Developments projects.

    • Maintain investor database “Juniper Square” with contacts, touches and investor profiles.

    • Reporting to investors and assistance in preparing investor marketing and reporting material.

    • Expand and source new Limited Partner equity (Private Equity firms, Family Offices, Crowd Source networks and syndication investors.)

    • Structure and negotiate Joint Venture term sheets to include Waterfalls, Control and Fee Structure that is most accretive to Stoneweg.

    • Conduct frequent in-person meetings with Limited Partner equity in major PE hubs i.e., New York, Chicago, Philadelphia, Boston, Miami, Los Angles etc.

    • Work with Acquisitions team to identify which source of equity would be the best match for respective pipeline deals and manufacture hold and capitalization based on equity partners preferences.

    • Distribute deals and marketing information to prospective equity partners for deals in pursuit and tour equity through the deal with CIO when needed.

    • Communicate the Stoneweg Story to potential equity partners during in-person meetings, conferences and telephone introduction calls.

  • GP Fund Equity Raising- Raise equity in conjunction with Executive team to complete SWUS Fund 1 and any subsequent funds.

    • Develop strategy for pursuit of fund investor equity sources (High Net Worth, UHNW, Family Offices, etc.)

    • Develop strategy for subsequent larger funds and how to get access to larger investment groups for the fund.

      • Equity Placement Vehicles.

REQUIREMENTS:

  • Bachelor's degree required, preferably in Finance, Real Estate or another similar major

  • Strong quantitative skills and established analytical ability

  • Proficiency in financial modeling.  This position places an emphasis on MS Excel and financial underwriting.  The ability to analyze, interpret and manipulate financial data is critical.

  • Accuracy and attention to detail while working at a face pace and under tight deadlines

  • Desire to thrive and be successful in a fast-paced, deadline driven, high-growth, entrepreneurial environment

  • Excellent organizational skills required

  • Extensive travel will be required with the ability to work remotely when needed

  • Exceptional communication skills—both written and verbal required

  • Strong negotiation skills

  • Ability to efficiently work within team settings but equally capable of working independently

  • Ability to perform multiple assignments without immediate supervision

  • Demonstrate competency for problem-solving and proactively seeking out solutions to potential office and administrative challenges

  • Professional, yet very personable attitude that will assimilate to the Stoneweg US culture with ease
