ACQUISITIONS ANALYST
COMPANY OVERVIEW:
Stoneweg US, one of the nation’s fastest growing multifamily real estate investment and development companies, is currently seeking an Acquisitions Analyst. Stoneweg US serves as exclusive investment manager of Varia US Properties AG, a Swiss, publicly traded real estate fund (SIX Swiss Exchange ticker: VARN) and also partners with US and international equity investors to acquire and develop multifamily assets. The Stoneweg US team challenges the conventions of real estate investment through a research-driven, results-oriented approach that has led to the successful deployment of over $500 million of equity and the acquisition of over 18,500 multifamily units since 2016. The Company plans to remain focused on this aggressive growth strategy for 2022 and beyond.
POSITION:
Based in the Tampa Bay region, the Acquisitions Analyst will be part of a dynamic and growing business environment. The position will report directly to the Acquisitions Team and will support all aspects of the acquisition process, from initial market data research and investment strategy support to deal underwriting, due diligence and closing. The ideal candidate will be an energetic, analytical, motivated self-starter with a hands-on approach. This person will be results oriented and able to excel in a fast-paced environment that requires one to be able to adjust to shifting priorities and accomplish multiple tasks.
RESPONSIBILITIES / DUTIES:

Underwrite and model potential acquisitions in Microsoft Excel, considering all available financial data, comparable properties and develop initial business plans for rents, capital improvements, and operational changes.

Analyze market data to define and support investment strategy.

Research future economic and demographic trends to anticipate strategy shift.

Create, update and maintain a database of proprietary financial real estate information and models projecting the operating performance and net after-tax benefits of multi-family real-estate investments.

Analyze variances between our models and actual operating performance observed at the properties.

Draft applicable investor and financing materials, including investment committee memos, detailing the thesis of the deal.

Understand and be proficient in forecasting cash distributions and cash requirements for assets and funds

Work with Acquisitions Team to source, quote, and place project-level financing.

Prepare reporting and analysis to assist in responding to investor due diligence requests.

Contribute to all due diligence efforts, including document review and coordination with third party vendors.

Support the interactions with institutional counterparties, including borrowers, lenders, sellers and equity capital partners.

Research and complete ad hoc projects.

Work effectively and successfully in a fast-paced, deadline driven environment.

Create and vet each investment’s initial assumptions.

Identify which deals are most likely to be a fit for Stoneweg and pursue accordingly.
REQUIREMENTS:

Advanced Microsoft Office knowledge, particularly Microsoft Excel.

1-3 years of work experience in the commercial real estate or finance sectors.

Ability to perform and prioritize multiple assignments without immediate supervision.

Strong interpersonal, time management, organizational, and strategic planning skills.

Excellent quantitative, analytical, and problem-solving skills.

Excellent verbal and written communication skills.

Team player with the ability to work independently and function in a support role.

An undergraduate finance or business degree is required.

Experience with Costar, Yardi, RCA, RedIQ, or other market data resource tools.
