CONSTRUCTION MANAGER

COMPANY OVERVIEW:

Stoneweg US, one of the nation’s fastest growing multifamily real estate investment and development companies, is currently seeking a Construction Manager for its portfolio.  Stoneweg US serves as the exclusive investment manager of Varia US Properties AG, a Swiss, publicly traded real estate fund (SIX Swiss Exchange ticker: VARN) and also partners with US and international equity investors to acquire and develop multifamily assets in markets with strong population growth and positive trending economic conditions. The Stoneweg US team challenges the conventions of real estate investment through a research driven, results-oriented approach that has led to the successful deployment of over $380 million of equity and the acquisition of over 12,000 multifamily units since 2016.  The Company plans to remain focused on this aggressive growth strategy for 2020 and beyond. 

 

POSITION:

Based in the Tampa Bay region, the Construction Manager will be part of a dynamic and growing business environment.  This is a newly created position due to the increasing volume of work in the thriving organization.  The position will report directly to the Chief Financial Officer and will lead the Company’s efforts in determining and efficiently completing capital expenditure projects on new acquisitions and on the Company’s existing portfolio. The ideal candidate will be an energetic, motivated self-starter with a hands-on approach. This person will be results-oriented and able to excel in a fast-paced environment that requires one to be able to adjust to shifting priorities and accomplish multiple tasks.

 

RESPONSIBILITIES:

  • Identifying, assessing and scheduling projects in logical steps and budget time required to meet deadlines, both pre- and post-acquisition. This will include estimating, job costing, bidding, contract negotiations, sub-contractor selection (both identifying and qualifying).

  • Provide leadership in risk evaluation, contract negotiations, fee and pricing decisions.

  • Manage budget and financial reporting, interpret and analyze reports to ensure adherence to project budget.

  • Foster and enhance, contractor, subcontractor and vendor relations.

  • Work with Stoneweg Asset Management team and third-party property managers to oversee project scoping, bidding and monitoring.

  • Track progress of CAPEX spending at the properties to insure timely completion and report to upper management.

  • Work with Acquisitions and Asset Management teams to determine unit renovation/upgrade package and delivery schedule.

  • Lead efforts to analyze risk and define schedule related issues, including analysis of long lead materials or equipment which may impact project schedule & forecast variance.

  • Lead and follow-up on water and energy consumption reduction program. Prepare specific reporting.

REQUIREMENTS:

  • A minimum of 5 years of construction management experience preferably in multifamily.

  • Undergraduate degree in Construction, Business Management or related field preferred or equivalent direct experience.

  • High degree of agility, flexibility and an ability to accept a challenge and produce timely, high quality work in an intense, fast-paced, results-oriented environment.

  • Advanced knowledge of building methods and construction timelines and costs.

  • Desire to “own” projects and take direct responsibility for the completion of tasks.

  • Ability to perform and prioritize multiple assignments without immediate supervision.

  • Strong interpersonal, time management, organizational, and strategic planning skills.

  • Comfort coordinating and managing third party construction and property management personnel.

  • Excellent verbal and written communication skills with the ability to interact with the Company’s executive team and other members of the organization.

  • Ability to learn and utilize new technology.

  • Team player with the ability to work independently and function in a support role.

  • Travel throughout the U.S. as needed is expected and required (about 30-40% of the time).

  • Proficient in MS Office (Word, Excel), MS Project, or similar project management software.
